Real Estate Market Update

Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 639 units in July 2025, compared to 585 in June 2025. In July, the Niagara Association of REALTORS® listed 1,689 residential properties compared to 1,724 in June 2025. The average days it took to sell a home in July 2025 was 39 days, a 9.3% decrease from June 2025. July’s numbers reinforce that the Niagara market remains active, but price-sensitive. Sales are up, and homes are selling faster—but only when they’re priced in line with market value. Buyers today have options and are taking their time, so overpriced homes risk being left behind. With mortgage rates remaining steady and a solid supply of homes on the market, this is a window of opportunity for buyers to act with more confidence. The slight dip in the benchmark price is a reminder that even in a busy season, this remains a buyer’s market in many areas. Sellers who adapt to that reality are the ones seeing results. As always, working with a knowledgeable local REALTOR® can help ensure you’re making smart, strategic choices in this shifting landscape. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $608,400 in July 2025. This was a 0.8% decrease from June 2025.

Interest Rate Announcement:

July 30th the Bank of Canada held its key overnight rate at 2.75%, choosing to pause after multiple rate cuts over the past year. It is a more cautious approach as inflation and global uncertainty continue to influence the market.

So what does hit mean for you as a buyer of seller?

Buyers: Steady interest rates mean your borrowing costs aren’t going up—for now. That stability can give you some breathing room and great chance to lock in a mortgage rate before any future changes. If you’ve been on the fence about entering the market, this could be the time to take a closer look at your options.

Sellers: A stable rate environment helps support your buyer confidence . When buyers feel more secure about their monthly payments, they’re more likely to take action—and that can help generate solid activity around your listing. Alternatively, buyers could also be waiting for further interest rate drops to make a move- which could also lead to less buyer activity as well.

How we went from listed to SOLD

From Listed to Sold at 7 Lancaster Ave

My clients first came to me after spotting what looked like their dream home in the Chatham-Kent area. They wanted to be closer to family, and this property checked all their boxes.

I immediately scheduled a meeting to walk them through the buying and selling process, exploring every possible scenario for how we could make this move happen. I recommended they book a showing with one of my trusted referral partners in the area, and within days they were touring the home.

They loved it, so much so that they put in an offer conditional on selling their home in St. Catharines. With a Sale of Property Condition, timing is everything, so as soon as their offer was accepted, we had their home cleaned, staged, photographed, and listed within just a few days.

From there, it was all hands on deck: multiple open houses, countless private showings, and a steady push to get the right eyes on the property. We received two offers early on that didn’t meet our expectations, but we knew the home’s value and held firm. After one strategic price adjustment, we waited patiently for the right buyer to come along.

That’s exactly what happened, a wonderful pair of first-time buyers who saw the home’s true potential made an offer that was the perfect fit.

My clients were thrilled. Not only did they sell their home, but they were able to secure their new dream home closer to family. It wasn’t without its ups and downs, but through patience, positivity, and trust in the process, we made it happen.

I couldn’t be happier for them as they start this exciting new chapter.

What is happening in the Real Estate Market?

In June, the Niagara Association of REALTORS® listed 1,717 residential properties, down from 1,907 in May 2025. The average time it took to sell a home was 43 days — that’s a 13.2% increase from May.

June’s numbers show that the Niagara market is continuing to adjust. With fewer new listings and softer sales, things stayed fairly steady. The sales-to-new-listings ratio inched up to 33%, which is a small step toward balance, but overall, it’s still a strong buyer’s market.

Homes sitting on the market for 30+ days are starting to see price reductions. On average, we’re seeing about a 2% adjustment across the region as sellers react to current conditions in order to get sold.

We’re seeing this most clearly in St. Catharines, the fastest-moving market in Niagara right now. Inventory there is tighter, and prices stayed mostly flat month-over-month. On the flip side, Niagara-on-the-Lake saw a small bump in inventory and slightly softer prices, giving buyers more room to negotiate.

So, what does this mean moving forward? While interest rates have come down a bit, it hasn’t been enough to get all buyers off the sidelines. With ongoing cost-of-living pressures and economic uncertainty, some are still hesitant to make a move. Typically, July and August are slower months for real estate, but the upcoming Bank of Canada announcement on July 30th might be a game-changer. A rate cut could give buyers more confidence and help take some of the excess inventory off the market.

The key takeaway?
Sellers: price smart, stay flexible, and be realistic.
Buyers: this is still a window of opportunity — if you're pre-approved and ready, you're in a great spot to act fast when the right home pops up.

What I’ve Been Up To

It’s been an exciting month. I had the opportunity to participate in some memorable community events!

Jordan Historical Museum Event: The Lincoln Museum celebrated their museum family of volunteers, members, and donors with a special party for Samuel Fry’s 213th birthday. It was a wonderful evening getting a better look at the exhibits, family Fry house and Jordan schoolhouse. The highlights of the night were seeing “the vault”, this is where all the donations and exhibit artifacts are properly stored and collected as well as ending the night with calligraphy practice with the lovely Courtney.

The Shaw Festival Experience: Welcome to the world-class theatre, the Shaw Festival, located in Niagara-on-the-Lake. I have never been so when I was invited to the opening act of “Anything Goes”, I was both ecstatic and honoured and it was truly a night to remember. Many Niagara residents have never experienced the beauty of what's in their very own neighbourhood and the goal is to change that. I decided to bring my mom as my date and we had a spectacular evening.

The Grand Canal Expo: I attended my very first Expo - The Grand Canal Health and Wellness EXPO. From wellness experts to local organizations, it was an unforgettable day. I met new friends, learned a lot and chatted all things real estate. Looking forward to many more opportunities like this one.  Here is to building a healthier, stronger community - together!

Market Update - May 2025

Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totalled 602 units in May 2025, compared to 553 in April 2025. In May, the Niagara Association of REALTORS® listed 1907 residential properties compared to 1575 in April 2025. The average days it took to sell a home in May 2025 was 38 days, a 7.3% decrease from April 2025. "May’s numbers reflect a market that is gradually regaining momentum. Buyers are adjusting to current interest rates, and the increase in new listings is giving them more options to consider. With a sales-to-new-listings ratio of 31.5%, Niagara remains in overall buyer’s market territory, making strategic pricing more critical than ever for sellers. The slight drop in average days on market is a positive sign that many sellers are paying attention to price and successfully motivating buyers off the fence. As always, market conditions vary by community and property type, so consulting a REALTOR® who understands the local dynamics is key to navigating today’s real estate landscape. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $628,300 in May 2025. This was a 2.2% increase from April 2025. The characteristics of the HPI composite benchmark is a home between the ages of 51 to 99 with three bedrooms and two bathrooms. A full list can be found in the accompanying chart.

What is Happening in the Real Estate Market

Niagara Real Estate Market Update – April 2025

Average Home Price:
In April 2025, the average home in the Niagara Region sold for $707,729, reflecting a modest 0.83% increase compared to the same time last year. Despite changes in the broader market, prices in Niagara are holding steady, giving sellers and homeowners a sense of stability heading into the summer.

Price Breakdown by Property Type:

  • Detached Homes: $742,485 (up 0.38% year-over-year)

  • Semi-Detached Homes: $589,849 (up 6.47% YOY)

  • Townhouses: $666,761 (down 1.07% YOY)

  • Condos: $520,296 (up a notable 23.61% YOY)

Sales and Inventory:
Sales activity slowed significantly, with just 512 homes sold in April — a 36% drop from last year. On the flip side, there’s more inventory available now, with 3,001 active listings — a 15.7% increase, giving buyers more choice.

Time on Market:
Homes are taking a bit longer to sell, now averaging 41 days on the market, which is up 20.6% from last April. This gives buyers more breathing room, but sellers need to be more strategic with pricing and presentation.

What This Means for You:

  • Buyers: With more listings and slower sales, there’s less pressure and more opportunity, especially in the condo market, which saw the strongest price growth.

  • Sellers: Homes aren’t moving as quickly, so making your property stand out with the right pricing and professional presentation is more important than ever.

FAQs:

  • Average price in Niagara (April 2025): $707,729

  • Are prices rising? Slightly — overall prices are up year-over-year, with condos seeing the biggest gains.

  • How long are homes taking to sell? About 41 days on average — longer than last year.

  • Is it a good time to buy? Yes, especially for condo buyers. There’s more inventory and prices have stabilized.

Top Tips for Sellers: Getting Your Home Ready to Sell This Spring

Spring is here, and you may be wanting to put your home on the market! To ensure you stand out from the crowd and attract the right buyers, here are some essential tips to get your home ready for a successful spring sale.

1. Boost Your Curb Appeal: First impressions matter. Buyers will form an opinion of your home the moment they pull up to the curb, so make sure the exterior is inviting. Here’s how:

  • Freshen up the lawn: Mow the grass, trim the bushes, and remove any dead plants.

  • Plant some flowers: Brighten up flower beds with spring blooms like tulips or daffodils.

  • Clean the driveway and walkways: Power wash any dirt or grime off your driveway, walkways, and porch to make everything look crisp and clean.

  • Paint the front door: A fresh coat of paint on the front door can give your home an instant facelift.

2. Declutter and Depersonalize: Buyers want to imagine themselves living in your space, which can be hard to do if your home is filled with personal items. Now is the perfect time to declutter and depersonalize:

  • Clear out excess furniture: If a room feels crowded, remove any unnecessary pieces to create a more spacious feel.

  • Pack away personal photos and memorabilia: This will help potential buyers visualize themselves in your home.

  • Organize closets and storage spaces: Buyers love to see that a home has ample storage, so make sure these areas are neat and tidy.

3. Make Minor Repairs: Spring buyers are often looking for homes that are move-in ready. If there are any lingering repairs you’ve been putting off, now is the time to fix them. Consider:

  • Touching up paint: Fresh paint on walls and trim can make a huge difference.

  • Fixing leaky faucets or plumbing issues: Ensure all faucets work properly, and there are no signs of water damage.

  • Repairing or replacing broken appliances: If your refrigerator or oven is on the fritz, now is the time to replace it.

  • Check the roof and gutters: Ensure the roof is in good condition, and gutters are clean and functioning.

4. Deep Clean Your Home: A clean home is a welcoming home. Before listing your property, give it a thorough cleaning to ensure it shines for showings:

  • Clean carpets and floors: If your carpets are looking worn, consider getting them professionally cleaned or replacing them with new flooring.

  • Wipe down windows: Clean windows let in more natural light and create a bright, airy feel.

  • Tidy up bathrooms and kitchens: Pay attention to detail in these high-traffic areas by scrubbing grout, polishing faucets, and cleaning appliances.

5. Stage Your Home for Success: Staging your home can help buyers envision how they could use the space, ultimately making your home more appealing. Here’s how to stage effectively:

  • Create a welcoming entryway: A tidy, well-lit entry can set the tone for the rest of the house.

  • Use neutral colours: Neutral colours make it easier for buyers to imagine their furniture and style in the space.

  • Add inviting touches: Fresh flowers, a bowl of fruit, or a cozy throw can make your home feel warm and inviting.

6. Price It Right: Pricing your home correctly from the start is critical to attracting the right buyers. Overpricing can result in your home sitting on the market longer than necessary, while underpricing may leave money on the table.

  • Research the market: Talk to a real estate agent who knows your area well. They can help you understand comparable home sales (comps) and determine the best price for your property.

  • Consider the spring market: Spring buyers often have more flexibility with their budgets, so it’s important to find that sweet spot where the price reflects the market demand.

7. Professional Photos Are a Must: With most buyers starting their home search online, high-quality photos are essential. Don’t settle for amateur shots. Hire a professional photographer to capture your home in its best light. The better the photos, the more likely you’ll grab a buyer’s attention.

8. Be Flexible with Showings: The spring market tends to be busy, and you’ll want to accommodate as many potential buyers as possible. Being flexible with showings can increase the likelihood of receiving offers quickly.

  • Offer weekend and evening showings: Many buyers may have busy work schedules, so giving them the flexibility to view your home outside of traditional business hours can be beneficial.

  • Keep the home ready for showings: Make sure the house is tidy and ready to go at all times. A quick last-minute showing could be the one that results in an offer.

9. Highlight Outdoor Living Spaces: Spring is the perfect time to show off your outdoor areas. Whether it’s a spacious backyard, patio, or balcony, outdoor spaces are more appealing when the weather is nice.

  • Spruce up the garden: Planting fresh flowers or adding a few potted plants can create a beautiful outdoor space.

  • Furnish the patio: If you have a patio, set it up with outdoor furniture to show its potential for relaxing and entertaining.

10. Work with a Local Real Estate Agent: A seasoned real estate agent who knows your local market can be one of your best assets. They’ll guide you through the process, offer market insights, and help you price your home correctly. Having a professional on your team can make the selling process much smoother and more successful.

Final Thoughts: Spring is an exciting time to sell your home, but getting it ready for the market requires a bit of work. By following these tips, you’ll position your home to attract more buyers and secure a successful sale. Whether it's through improving curb appeal, staging, or making necessary repairs, each step will help ensure you put your best foot forward this spring. Happy selling!

How my first time home-buyer purchased for under 400K

How my client bought her first home for under 400K - Read below for their success story.

One of my favourite parts of my job is helping first-time buyers enter the market. I met my client last year at a rental property. She was initially thinking about renting, but after our first meeting, she mentioned that her goal was to buy rather than rent. She had great savings and had just landed a new job in the Region, making her a perfect candidate to get into the real estate market. I told her that the first step before making any decisions was to explore all her options. I connected her with mortgage brokers, and she ended up choosing a mortgage agent who came highly recommended by her friends and family. She did a fantastic job submitting all the necessary paperwork.

Once her pre-approval was in place, we started looking at properties within her budget. I meet so many people who believe it’s impossible to purchase a home under $400k, but the truth is, with patience, an open mind, and the right agent, nothing is impossible. She was starting to feel discouraged as we saw more properties, but I recommended expanding her search to other areas she hadn’t originally considered - this meant looking in St. Catharines. This opened up more options and helped her find something that ticked almost all of her boxes.

The moment we walked into what is now her home, we knew it was the best fit for her. I had worked with the listing agent on past transactions, which helped establish a great rapport—this is why it’s so important to work with local agents who have strong connections throughout the Region. She received an accepted offer for $397,000, we fulfilled all her conditions and the countdown to closing began. She was an absolute pleasure to work with, and I look forward to helping many more amazing first-time buyers like her. She will be my client and friend for years to come. Congrats, J! I’m so happy for you and your pup, Stevie.
