What is happening in the Niagara Real Estate Market

The Niagara real estate market is experiencing notable changes, with a slight increase in average home prices, while sales activity has declined compared to the previous year. It's important for buyers, sellers, and investors to understand these trends to navigate the current housing market effectively.

Home Prices in Niagara See Small Increase:
In February 2025, the average sale price in Niagara rose to $680,181, a 2.05% increase from last year. This indicates that while demand has slowed down somewhat, home prices are still stable and showing gradual growth.

Sales Drop, But Homes Are Selling More Quickly:

  • Homes Sold: In February, 381 homes were sold, representing a 46.26% decrease compared to the same time last year.

  • Days on Market: The average time it took to sell a home was 48 days, which is 6.67% faster than the previous year.
    Despite fewer sales, the slight price increase and quicker selling times suggest that buyers are more selective, but desirable properties are moving off the market faster than before.

Lower Number of New and Active Listings:

  • New Listings: 1,084 homes were listed in February, down by 25.50% from last year.

  • Active Listings: 2,488 homes remained on the market, a 4.31% decrease.
    With fewer homes being listed, the market remains competitive, and buyers have fewer options to choose from.

Price Trends by Property Type:

  • Detached Homes: The average price of detached homes was $706,054, reflecting a 2.68% increase from last year. This shows that single-family homes continue to be in high demand.

  • Semi-Detached Homes: The average price dropped to $575,805, a 5.37% decrease from last year. This may be due to buyers focusing more on fully detached homes or affordable condos.

  • Townhouses: The average price of townhouses was $704,171, a slight 0.53% decrease, suggesting that townhouses remain a solid option for families and first-time buyers.

  • Condos: Condos saw the largest price decrease, with the average price dropping to $431,464, down 6.04% from last year. This shift may present opportunities for buyers seeking more affordable homeownership or investment properties.

Things to Consider as a Buyer:
-  You have more leverage to negotiate due to fewer sales.
- With fewer new listings, there are fewer homes to choose from.
-  Homes are selling faster, so if you find a property you like, be prepared to act quickly.

Things to Consider as a Seller:
- Detached homes are holding steady or seeing price increases.
- It’s crucial to price your home competitively in this slower market.
-  Properties are selling faster than last year, indicating strong buyer interest in well-priced homes.

These are the 4 steps it took to get the home sold for full asking price, under all my clients terms in only 2 short weeks!

Initial Meeting: 

  1. I met my clients in September of 2024. They knew they wanted to list in February so we got all exterior photos and videos completed. This was important because they have a pool and wanted to show the backyard in its best light. This ensured prospective buyers could truly envision themselves in their very own backyard oasis.

Price + Marketing Strategy: 

  1. We established a price. We priced it to SELL. I see so many sellers stretching their listing price, which ultimately doesn’t look good - they then have to make many pricing corrections or the house just sits stale on the market. We also discussed a marketing strategy. We again highlighted the backyard, ran many social media posts and created buzz around the listing with a “coming soon” video. High quality images and drone shots were also very important. I created personalized feature sheets and the home was always presented beautifully. My clients did an amazing job at putting things in storage and making the home look its best.  I hosted 3 open houses the first 2 weeks of listing (1 was cancelled due to a snow storm). This generated roughly 30 buyers from the open houses alone - they were the busiest open houses I have ever hosted.

Showings + Home knowledge:

  1. We accepted every showing and I knew the home inside and out. If there were any questions that needed to be clarified the sellers got back to me right away and I ALWAYS provided answers ASAP. I  had all documentation on hand incase potential buyers were curious on pool info, pool costs, hydro/gas bills etc. We worked as a TEAM!

Offers + Negotiation:

  1. Offers flooded in. We received a total of 4 offers. My clients stayed firm with their terms. Price and closing date were extremely important & we stuck to that. My clients received full asking price with very little conditions. I am so thankful they trusted me to get their home SOLD. It is a home that will truly be missed. I look forward to now helping them find a new home to make memories in.

Let your creativity take flight during one of our Stained Glass Butterfly Workshops at the Garden Café! Guided by expert Gord Maretzki from Urban Tractor Farm Winery, you’ll craft a vibrant Blue Morpho stained- glass butterfly with a wingspan of about 6 inches.

Ever wondered where bees live? Join us on March 30th, 2025, at 12 p.m. for a fun-filled event where we’ll build and paint our Air BeeNBee, a cozy new home for solitary bees, right here at the Lincoln Museum & Cultural Centre!  Whether you're a bee lover or just curious about these incredible pollinators, this event is a great way to learn and help support local bees!

What’s Happening:
Noon - 1 p.m. Paint the Bee Hotel Frame: Help us paint the frame of our Air BeeNBee—a bee hotel designed specifically for solitary bees, which need safe, dry places to nest and raise their young. All ages can join in on the fun and add their own colorful touch to this important project!

1 - 2 p.m. Learn About Bee Homes: Discover how Honey Bees live in large colonies and how they’re different from the solitary bees that will make their nests in our permanent Air BeeNBee. Learn why providing a safe home for solitary bees is so important! 

2 - 3 p.m. Install the Air BeeNBee: Be a part of the installation process and watch as we set up the new bee hotel for our solitary bee residents.
