Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 615 units in June 2026, compared to 585 in June 2025.
In June, the Niagara Association of REALTORS® listed 1591 residential properties compared to 1724 in June 2025. The average days it took to sell a home in June 2026 was 45 days, a 2.3 % increase from June 2025. We are seeing a very encouraging and steady upward build in activity as we progress through 2026. Month-over-month, our number of sales grew by a solid 6.4% from May, and new inventory has continued to flow smoothly into the market, ticking up by 0.9%. This consistent growth demonstrates that buyers are finding their footing and taking advantage of the options available to them. Our regional sales-to-listings ratio has improved to approximately 38.7% this month—up from 36% in May—showing that while Niagara remains an excellent environment for buyers, the market is steadily finding a healthy, active rhythm as the year unfolds. Macroeconomic factors are helping inject predictability into local real estate decisions: The Bank of Canada’s announcement on June 10th to hold the target for the overnight rate steady confirmed a welcome sense of continuity to the financial landscape. With interest rates remaining stable, both buyers and sellers can make plans with much higher confidence. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $ 571,300 in June 2026. This was a 6.5% decrease from June 2025. The characteristics of the HPI composite benchmark is a home between the ages of 51 to 99 with three bedrooms and two bathrooms. A full list can be found in the accompanying chart.

Buyers currently have a good selection of homes to choose from and more time to make informed decisions. There may also be room to negotiate on price, closing dates and conditions, especially when a property has been sitting on the market.
