Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 460 units in March 2026, compared to 502 in March 2025.

In March, the Niagara Association of REALTORS® listed 1345 residential properties compared to 1514 in March 2025. The average days it took to sell a home in March 2026 was 48 days, a 4 % decrease from March 2025.

The Niagara real estate market is showing clear signs of a spring awakening, characterized by a significant surge in both inventory and buyer engagement. In March 2026, residential sales jumped 19.2% over the previous month to 460 units. This momentum was met with a robust 43.1% increase in new listings compared to February, providing buyers with 1,345 fresh options to explore. While we remain in a buyer’s market with a sales-to-listings ratio of 34%, the fact that homes are selling in an average of 48 days—a 4% improvement over last year—indicates that well-priced properties are moving fairly quickly. Market stability is being reinforced by broader economic signals and significant provincial support. With the Bank of Canada holding the overnight rate steady for the third consecutive month, we are seeing a newfound level of predictability that is nudging buyers to step off the sidelines. Furthermore, the Ontario’s budget offers substantial relief, notably the removal of the full 13% HST for eligible new homes up to $1 million, which could provide up to $130,000 in direct relief to buyers. When you combine these incentives with the province's aggressive capital plan for infrastructure and community recreation, combined with its mission to reduce development charges, it’s clear that Niagara is positioned for long-term growth. The current HPI benchmark price of $580,800 represents a more sustainable entry point for families, making this an opportune time to consult with a local Niagara REALTOR® to navigate these favorable conditions. Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 318 units in January 2026, compared to 355 in January 2025. In January, the Niagara Association of REALTORS® listed 977 residential properties compared to 1,224 in January 2025. The average days it took to sell a home in January 2026 was 67 days, a 13.6 % increase from January 2025. January’s market activity reflects a cautious start to the year, partially influenced by some winter weather that kept many across the Niagara Region less engaged with the buying and selling real estate. While sales and listings are lower than last year, we are undeterred by this seasonal dip. With the Bank of Canada recently holding interest rates steady, we are seeing a return to stability in the lending landscape. We believe this consistency will provide buyers with the confidence they need to move forward as we head into the spring market. As always, obtaining the guidance and support of a local Niagara REALTOR® is the best solution to navigating our ever-changing and sometimes complicated real estate market. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $573,900 in January 2026. This was a 8.3 % decrease from January 2025. 2025 was a year of reflection and growth and it also marked four years in real estate for me.

Throughout my real estate journey, I’ve had the privilege of helping buyers and sellers navigate a wide range of transactions, from investment properties and rural homes to pre-construction, estate sales, mobile homes, condominiums, leases, and everything in between. Over the past four years, I’ve witnessed the market shift from record-high sales to periods of adjustment and recalibration. Through every change, one thing has remained constant: my commitment to guiding my clients with honesty, knowledge, and care.

In 2025, I also leaned into community connection more than ever. I launched a new series sharing local news and developments across the Region, with the goal of keeping my videos informative, relevant, and engaging, something I’ll continue throughout 2026. One of the biggest highlights of the year was the incredible response to my Have You Met Your Neighbour? series, which shines a light on the amazing local businesses that make Niagara such a special place to live and work.

In December, the Niagara Association of REALTORS® listed 482 residential properties compared to 1050 in November 2025. The average days it took to sell a home in December 2025 was 61 days, a 22 % increase from November 2025. December’s market activity reflects an anticipated, seasonal transition as we head into what we anticipate will be a dynamic 2026 for the Niagara Region. While we saw the typical year-end dip in new listings, the steady HPI benchmark price of $575,200 demonstrates the underlying strength and lasting value of homeownership in our communities. As we enter the new year, the increase in days on market provides a window of opportunity for buyers to move with confidence, supported by the localized expertise that only a Niagara REALTOR® can provide. Real Estate Market Update - November 2025

Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 436 units in November 2025, compared to 515 in October 2025. In November, the Niagara Association of REALTORS® listed 1,049 residential properties compared to 1,395 in October 2025. The average days it took to sell a home in November 2025 was 49 days, a -5.8% decrease from October 2025. For the second straight month, Niagara saw a decline in new listings - a typical seasonal trend - but sales also softened, keeping our sales-to-new-listing ratio steady between 38-40%. Benchmark prices have continued to edge down since May, with only a brief uptick in August. Overall, we've seen a significant decline of approximately 33.7% from the market peak in March of 2022 with about 7% of that occurring since May of this year. At $538,000, we're now approaching price levels not seen since January/February 2021. That may be a signal that the current price correction is nearing its floor.

Despite these declines, the market has shown surprising stability. The Bank of Canada has now held its key interest rate steady for several months now, which has helped reduce volatility and support more predictable market behaviour. For Buyers, this remains a window of opportunity. Conditions are favourable, selection remains solid, and pricing has become more negotiable. For sellers, success lies in pricing ahead of the market. Buyers are watching closely and well-positioned, well-priced listings are still moving. Bill 60 Explained: What Landlords and Renters Need to Know Right Now

Ontario’s rental rules just got a major shake-up — and if you’re a landlord or a renter, Bill 60 is going to affect you. This new legislation, officially called the Fighting Delays, Building Faster Act, makes some of the biggest changes to the Residential Tenancies Act we’ve seen in years.

Some people say it speeds up the system. Others argue it leaves renters more vulnerable. Either way, it’s here — so let’s break down exactly what it means for you.

What Is Bill 60?

Bill 60 was introduced to speed up the Landlord and Tenant Board (LTB) process and reduce long-standing delays. It’s meant to create clearer procedures and cut down on “gaming the system,” especially in non-payment cases. But the bill also shifts the balance of power — giving landlords more tools for dealing with arrears, while limiting some tenant protections.

Below is a straightforward breakdown of the biggest changes.

🏡 What Landlords Need to Know

1. Faster Eviction Timeline for Non-Payment - The grace period after rent is missed drops from 14 days to 7 days.
This means landlords can serve an eviction application sooner and move the process along more quickly than before.

2. Tenants Must Pay 50% of Arrears to Raise Certain Defences - If a tenant wants to argue maintenance problems, repair issues, or similar concerns during a non-payment hearing, they must:

Give advance written notice, and
Pay at least 50% of the rent they owe before the hearing.

This is meant to stop last-minute claims but also raises the bar for tenants.

3. Less Mandatory Compensation for “Own-Use” Evictions - If a landlord or their family member needs the unit, compensation can be avoided if they:

Give 120 days’ notice, and
End the tenancy at the end of the lease term or rental period.

This creates a clearer — and potentially cheaper — path for personal-use evictions.

Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 500 units in September 2025, compared to 541 in August 2025. In September, the Niagara Association of REALTORS® listed 1,738 residential properties compared to 1,415 in August 2025. The average days it took to sell a home in September 2025 was 47 days, a -2.1% decrease from August 2025. While we did see the typical surge in fall listings, buyers responded with continued caution. Even a recent interest rate reduction wasn’t enough to overcome the ongoing economic uncertainty and affordability concerns weighing on consumer sentiment. REALTORS® continue to identify this as an undervalued opportunity—motivated sellers, elevated inventory, and softening prices present highly favourable conditions for buyers ready to act before year-end. For sellers, pricing ahead of the market is now critical—not just to align with current value, but to anticipate continued downward pressure as we move into the winter months. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $595,800 in September 2025. This was a -2.3% decrease from August 2025.

Easy Fall Simmer Pot That Smells Delicious

I absolutely love Fall. Sweater weather and carved pumpkins are right up my alley. Autumn is also the perfect time to make a simmering potpourri pot.

Simmer Pot Ingredients:

whole apple
whole orange
whole lemon
cinnamon sticks – use full cinnamon sticks or ground
nutmeg and ginger – ground or fresh both work great – use what you have

Instructions to make this recipe:

First, slice up the fruit into quarter-inch thick slices. Leave those peels on! They will add to the aroma. What smells more delightful than orange peels? Mmmmmm.

Next, transfer the citrus and apple slices into a large pot and then sprinkle it with the ground nutmeg and ginger. Toss in the cinnamon sticks and fill the pot with water and give it a good stir.

Third, set the pot over medium-high heat and bring it to a low boil.

Once it is bubbling, turn the heat down to a simmer and let it stew away.

With a warm, cozy aroma a stovetop potpourri pot will make your whole home smell like this beautiful season.

You could use candles, room sprays, or air fresheners with Fall scents to make your house smell lovely but some of these things can also have toxic ingredients that I prefer to avoid.

A simmer pot for fall on the stove top is a brilliant and safe method – no chemicals!

FAQ’S, Tips + Substitutions:

How long do you boil a simmer pot? A minimum of 2-3 hours is recommended to really notice the aroma in your house but you can let it brew all day! Just keep adding water as necessary as it will boil down and you don’t want it to burn.
Turn it into a gift by making a basket with the fruit, a knob of ginger, whole cloves, cardamom pods, and cinnamon sticks. Add a pretty card with instructions.
Substitute any citrus fruit! Both limes and grapefruit are lovely.
Vary the herbs you use! Fresh rosemary sprigs go beautifully with lemon, vanilla extract, and lavender.

Ball’s Falls Thanksgiving Festival 2025

The Ball’s Falls Thanksgiving Festival returns this fall, running from Friday, October 10 through Monday, October 13 at Ball’s Falls Conservation Area. A Niagara tradition for more than 50 years, the festival continues to be one of the region’s most anticipated autumn events.

The four-day celebration offers something for every age and interest. Children can enjoy free face-painting, mini train rides, and live birds-of-prey shows. Adults will appreciate browsing more than 150 vendors in the artisan market, sampling local food, craft beer, and wine, and relaxing to live music on the main stage.

Families can step back in time while exploring the 1800s heritage village, tour one of Ontario’s oldest operating gristmills, or join a guided nature hike to take in the brilliant fall foliage that surrounds the site.

St. Catharines, ON (August 7, 2025) – In July 2025, residential home sales across the Niagara Association of REALTORS® (NAR) MLS® system reached 639 units, an increase from 585 sales in June 2025. During the same period, 1,689 new residential listings were added, slightly down from 1,724 in June. Homes also sold more quickly in July, with an average of 39 days on the market, a 9.3% improvement compared to the previous month.

July’s results show that Niagara’s market continues to be active but remains sensitive to pricing. Sales are on the rise and properties are moving faster, but only when listed at true market value. Buyers currently have choices and are patient, meaning overpriced homes risk sitting unsold.

With mortgage rates holding steady and plenty of homes available, buyers have a window to move forward with more confidence. The slight decrease in the benchmark price is a reminder that, even during the summer market, conditions still lean toward buyers in many areas. Sellers who recognize that reality are the ones finding success.

Partnering with an experienced local REALTOR® is the best way to make informed, strategic decisions in today’s shifting market.

The MLS® Home Price Index (HPI), which provides a more reliable look at pricing trends than average or median prices, reported a composite benchmark price of $608,400 for the Niagara Region in July 2025. This marks a 0.8% decline from June 2025.

Real Estate Market Update

Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 639 units in July 2025, compared to 585 in June 2025. In July, the Niagara Association of REALTORS® listed 1,689 residential properties compared to 1,724 in June 2025. The average days it took to sell a home in July 2025 was 39 days, a 9.3% decrease from June 2025. July’s numbers reinforce that the Niagara market remains active, but price-sensitive. Sales are up, and homes are selling faster—but only when they’re priced in line with market value. Buyers today have options and are taking their time, so overpriced homes risk being left behind. With mortgage rates remaining steady and a solid supply of homes on the market, this is a window of opportunity for buyers to act with more confidence. The slight dip in the benchmark price is a reminder that even in a busy season, this remains a buyer’s market in many areas. Sellers who adapt to that reality are the ones seeing results. As always, working with a knowledgeable local REALTOR® can help ensure you’re making smart, strategic choices in this shifting landscape. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $608,400 in July 2025. This was a 0.8% decrease from June 2025.

Interest Rate Announcement:

July 30th the Bank of Canada held its key overnight rate at 2.75%, choosing to pause after multiple rate cuts over the past year. It is a more cautious approach as inflation and global uncertainty continue to influence the market.

So what does hit mean for you as a buyer of seller?

Buyers: Steady interest rates mean your borrowing costs aren’t going up—for now. That stability can give you some breathing room and great chance to lock in a mortgage rate before any future changes. If you’ve been on the fence about entering the market, this could be the time to take a closer look at your options.

Sellers: A stable rate environment helps support your buyer confidence . When buyers feel more secure about their monthly payments, they’re more likely to take action—and that can help generate solid activity around your listing. Alternatively, buyers could also be waiting for further interest rate drops to make a move- which could also lead to less buyer activity as well.

How we went from listed to SOLD

From Listed to Sold at 7 Lancaster Ave

My clients first came to me after spotting what looked like their dream home in the Chatham-Kent area. They wanted to be closer to family, and this property checked all their boxes.

I immediately scheduled a meeting to walk them through the buying and selling process, exploring every possible scenario for how we could make this move happen. I recommended they book a showing with one of my trusted referral partners in the area, and within days they were touring the home.
